My Real Estate Philosophy I have been active in Residential Real Estate Sales for over 11 years now. While I have sold a number of homes in that period, I don't believe that I have ever 'sold' anyone. I look at myself more of as a "guide" during the buying / selling process. I certainly share my thoughts and opinions regarding each and every transaction, but I look at myself as the person with the answers, and if I don't have a particular answer, I will find it quickly. I belive in giving any/all information necessary for buyers and sellers to make their own decisions. I never have attempted to force a buyer into a home, nor have I ever attempted to counsel sellers into taking a low-ball offer. I tell buyers when I think a house is solid and well priced and I also often tell buyers that it would be an unwise decision to buy a home based on 'x,y,z' reason. Sellers get the same treatment. The bottom line is that I want you to have a good taste in your mouth when the transaction is complete because I live on referrals. I am not 100% successful here, but I am definitely above 95%. Real Estate transactions are stressful and I do my best to alleviate as much of that stress as possible. My Personal Experience My personal experience with Real Estate started at the University of Denver in 1987. I was a freshman and a good friend of mine asked me to take an intro to Real Estate course. I agreed, was fascinated, and ended up double majoring in Real Estate and Construction Mangement. I've not looked back - I started in Commercial Real Estate in July '91 and stayed in that field until I switched to Residential Real Estate in 1995. All the while, I've dabbled in construction and the buying and selling of fix-up homes. I believe that this is a huge adavantage to any buyers and sellers that I work with because it has given me intimate knowledge of homes, what makes them tick, and how they work. About Homecards In essence, having a Homecard allows you to search the MLS database like a real estate agent. Here are the latest (from the June 2006 Metrolist Newsletter) stats as a percentage of total listings from the MLS database: Residential - 98.99%, Condo - 99.14%, Income - 98.03% and, Land - 95.41%. In fact, I use the Homecard e-mail alerts all of the time to find fix-up opportunities as I am not always in front of a computer. You can search for homes, schedule a showing, e-mail properties to friends/family, and much more. Call me or e-mail me with any questions.
Real Estate Brokerage Fees If you are looking to buy a home, there is not out of pocket expense for using a Realtor as the commission is paid out to the transaction. For Seller's, I offer 1 of 2 commission structures. If you are looking to buy another home after the sale of your present home, I charge $1,500 plus 2.80% for the outside broker and I offer full service. If you are just looking to sell your home and not buy another, I charge a total of 4.5% (this breaks down to 2.80% to the outside broker and 1.70% to myself). Everything that I do is full service.
